As an international student looking for accommodation, you need to provide a guarantor who owns a property in the UK before Heaton Property can allow you to rent. From experience, I advise that you do not commit your money (i.e., deposits, processing fee etc) to them if you cannot provide a guarantor because you will not have it back when you fail to secure a guarantor.In reply to your reply: I couldn't see how to reply to your reply, hence I have to edit the original post.If you say if have other options (which in my opinion are all the same and difficult for international students to meet), would you be open and sincere enough to publish what those options are here. Very good service, and the flat is well looked after. Also, when I had to leave Newcastle before my contract ends, they did a great job in finding another tenant (in two weeks only!!) to take my room so I won't keep paying rent. Thank you!!
We have dealt with Heaton Property as a Landlord for around 8 years, and they have always put our best interests first. Not only have they consistently found tenants for us for our 4 properties, they have dealt with all issues that have arisen, including managing any repairs, issues with tenants and have seamlessly managed the process. Their knowledge of the market is second to none and they are always happy to advise us whether it's for our own home, or our rental properties.Damiano and Zeno have always gone out of their way for us & our properties. I would be happy to recommend their service to anyone.
'Letting agent of the year 2014' - obviously a lot has changed in the last 4 years... Obviously more than happy to help you get into one of their properties, but that's about where the assistance ends. We raised an issue with our boiler being faulty (losing pressure and failing to work), they sent someone out to top up the boiler, as I had done anyway, and deemed the job fine. It continued to fail, and took Heaton Property a while to address the problem and left us having to manually top up the boiler to ensure we had heating/hot water for a few winter weeks. A massive inconvenience, and it was clearly low down the priorities. We were then made to feel guilty by Heaton Property that the landlord was having to spend their money on a new boiler when this was what was needed to fix the problem, none of which was our fault.Furthermore, when we neared the end of our 12-month tenancy, we requested going on to a rolling contract as we had reserved a house and didn't have a clear moving out date but would be able to give at least a month's notice. Zeno said this wasn't possible as the landlord directed them to seek a 12-month tenancy, however when we contacted the landlord she said she'd not even had that discussion with him, which suggests he's happy to lie to maximise his profits rather than help a tenant who'd honoured their tenancy over the past year. We were being told we had to sign up to a 12-month contract, and when we had a moving out date we could pay a further 250 to get out of the contract, but we'd still be liable for the rent until a new tenant was found. This just seems a massively unfair way to treat tenants. Upon moving out (we didn't sign up for a mental buyout of your contract but still pay the rent situation) we were subject to ridiculous charges, one being a check-out fee which is not given a value in the tenancy agreement, so I assume they shuffle the monetary value they put on this according to how much they fancy taking from your deposit. We were also deducted money for 3.5 hours worth of cleaning which was essentially a water mark on a tap and not much else. They might need to look at a new cleaning company if they're this inefficient, but guess it's all right when they pass the cost off onto the tenant. They charged us to clean two mattresses despite us using waterproof mattress protectors throughout our tenancy, and even when one mattress was proven to not have been professionally cleaned prior to us moving in. They did waive the fee for one mattress when we disputed this, but were still spoken to by Zeno in an unprofessional and belittling manner, and this wasn't for the first time in correspondence with him. A very different tone once you're tied into a contract. We raised a problem with skirting boards expanding in the bathroom, they didn't follow this up with an inspection despite us sending pictures, showing a disinterest in maintaining the property itself. Not a very nice letting company to deal with.RE: The below response. I think this goes to show the unprofessional and accusatory tone of Heaton Property. Firstly, I did not confuse myself with the rolling contract, the landlord explicitly said they had not directed you to acquire a 12-month tenancy from us. I'm not confused about that in the slightest. We decided to bypass Heaton Property as we knew they weren't taking into consideration our interests. Secondly, not having heating and hot water every morning for several weeks is an inconvenience, no matter how you dress it up. Thirdly, forcing tenants into a 12-month renewal, which they then have to pay to get out of, while also being liable for the rent until a new tenant is found isn't a sign of flexibility, it's a very structured contractual obligation - the opposite of flexibility in my eyes. Finally, the subjectivity of the tenancy deposit report is the issue here, but this wasn't something we were able to communicate while in dispute. Don't think we've ever name called, but this is something we've been subject to from Heaton Property.
Absolute crooks, Damiano is a complete bully and very threatening when it comes to any disputes. He has refused to go through the deposit protection scheme when returning deposits, just flat out refuses to do it and expects you to accept that. Charges unfair checkout and cleaning fees. I'm not just talking about my own experience either. Unfortunately I was not able to warn friends before they rented through Heaton property and he pulled the exact same stuff on all of them. AVOID HEATON PROPERTY AT ALL COSTS. Unless you enjoy being ignored whenever there is an issue throughout your tenancy and then charged for the pleasure when it ends. Wish I could post pictures of the collapsed floor in my flat which they left for the last 8 months of my tenancy!
